The way we do things, to give you a better real estate experience . . .
As our agents spend quality time with each individual buyer, we work by appointment only and we are not a "walk-in office". Unlike many real estate offices with lots of agents waiting for buyers to call, we have a small, dedicated team of very professional, knowledgeable agents who usually work via e-mail well in advance with each of our buyers and we schedule our time with each buyer accordingly. We do not rush out to show properties to anyone calling the office, because there is a lot more involved in finding the right property to match a buyer's specific needs and financial resources. Every buyer is important to us and everyone's time is valuable, so this is how our interaction with you will go:
*** Our initial e-mail dialog with you determines your wants, needs, timeline, financial qualification etc. We have access to every property in our market area that is available for sale, so there is never a need for you to contact more than one Realtor. We will always search for the most suitable properties most closely matching your personal requirements, which is where our extensive local knowledge and experience is very valuable. Unlike some agents, we will never steer you to specific communities or new homes out of our self interest or higher commissions.
*** Our most suitable agent will be assigned to work with you and will address your questions and concerns, e-mailing you example available properties to match your criteria. There is no point in focusing in on specific properties until you are ready to come to Orlando and view them (or in the case of sight unseen purchases, when you are ready to actually make a purchase).
*** If you are coming to Orlando, our agent will make arrangements to meet with you and show you the properties for which we were successful in making appointments. This is all a matter of "luck and timing", especially if you are buying a short term rental vacation home in one of the peak tourist seasons, because it is not uncommon for them to be booked up with guests and unavailable for showing during those times. If you are buying a long term rental investment property, we usually have to work around the schedule of the current tenants.
*** There is never pressure from us to buy until you are comfortable, but if you do find something you like, we will urge you to act on it quickly, simply because properties do sell quickly in our market and we have seen many disappointed buyers who took too long to make a decision.
*** If you are serious about buying (and we hope that if we are at the stage where we are taking you to see properties that you are serious), then we should already have on file either proof of funds (if you are paying cash), or a mortgage preapproval letter, because we will need to submit these along with an offer.
*** If we do not find the property for you this time around, but you are still interested in looking, we will continue corresponding with you when you go back home. Once we do find the right property, we will submit your offer and we will follow through with the process through until closing.
*** Our after-sales service has always been second to none and as a result, we have always built strong relationships with most of our clients.
