1) You make initial contact with us in the same way as most of our buyers - via e-mail.
2) We start an e-mail dialog to determine your personal needs and wants, your budget, your timeline etc. We usually like to call and have a chat with you at the beginning, to establish a good rapport with you.
3) We send you some updated "live" MLS links of properties that are currently available, in line with the criteria you have given us.
4) We continue back and forth until we find a property (or properties) you like the look of and would seriously consider as prospects.
5) We go and take a good look at the property(ies) and take photos.
6) We e-mail you a descriptive report on what we saw in the property, outside the property, the outlook, location, general condition etc, as well as the photos we took.
7) We answer your questions and continue the process until you feel comfortable enough to have us proceed with an offer on that property.
8) We e-mail or fax you the relevant paperwork for you to be able to submit an offer, which you then sign and e-mail or fax back to us.
9) We submit your offer to the Listing Agent and once your offer has been accepted (or counteroffered and then accepted by you), we proceed in exactly the same manner as we do with every other purchase. This means that we continue to assist with everything required to bring the contract to a close (usually around 6 weeks later), including coordinating a home inspection - your added protection on the condition of the property.
10) For those who need it, we also assist you with opening a US bank account, securing a US mortgage, setting up with a property management company and generally being on hand to assist with anything else you need to make the process go as smoothly as possible.

Our experience and knowledge of our area and market are invaluable. Of course, buying sight unseen is not for everyone though. Some people have a definite need to see how the property they are going to buy "feels", which is totally understandable. However, at Dolby Properties, we have always treated our business very seriously and whether you are here with us viewing properties, or thousands of miles away while we view them for you, we always try to look at properties as being the right "match" for the prospective buyer. We want all of our buyers to be happy with their purchase for a long time!

Our invaluable professional services are at no cost to you, as a buyer, because the Listing Broker of a property splits his/her seller paid commission with us when we bring a buyer. However, we do only get paid when a property transaction closes, regardless of how much work we have done to bring it to that point. Because working with sight unseen buyers requires a lot more work on our part, we do require you to sign an Exclusive Buyer Representation Agreement before proceeding to look for properties for you. The agreement does allow for cancellation, if you are unhappy with our service, but has conditions attached if you were to proceed with a purchase of a property that we had presented to you.
