My wife and I have been holidaying in Florida for several years now as we absolutely love the warm climate. The American people are always so polite and the Kissimmee/Davenport area is the theme park capital of the world and everything is such good value for money. We had discussed the possibility of buying a villa as an investment for the future but did not really know how to go about it, so we bought a magazine called 'A PLACE IN THE SUN' which was associated with the channel 4 series of the same name and read about the Florida Property Market. There were several websites to contact and we chose Dolby Properties. After e-mailing them with loads of questions they e-mailed back with a form for us to fill out with our requirements and I mentioned that we were holidaying in the Orlando area and would like to view some properties for short term rental while we were there. We were met by Dominique who is an ABR Realtor which is the highest accreditation you can get for being a Buyers Agent and visited several villas in the area over a couple of days. We found one which we really liked and put an offer in and after a few days Dominique contacted us to say that the offer had been accepted and the villa was now ours. We had to get a mortgage and open a US Bank Account, all of which Dominique helped us with. The closing process as it is known, takes six weeks from the time of acceptance and this is all taken care of by Dominique in her usual efficient manner. The next stage was to find a property management company to look after the villa for us. Dom provided us with several companies and we eventually sighed up with Resort Quest who completely look after it for us and book rental guests in our villa as well. They provide us with a homeowners website where we can view our bookings and also look at our accounts for each month. We now own a beautiful 3 bedroom villa, fully furnished with a swimming pool.

Dominique, who is English herself and lives in the Orlando region was a godsend in this process and without her expert skill and experience in these matters I don't think we would have managed all this. We have now become firm friends with Dom and her husband and always meet up when we are staying in our villa for a holiday. We have now just closed on our second property in Florida and have not even seen it yet! They call this `sight unseen' which is where Dom sent us listings via the mls and we chose a villa we liked the look of. After receiving more detailed photos and a full description we made an offer and again it was accepted. What has pleased us even more is that that we later discovered we paid less for the property than what the lenders value came in at. We have complete trust in Dominique's ability in these matters and she kept us informed with things as they progressed and now we shall be flying out to see our new villa in the near future. We have managed to buy two villa's in Florida in less than a year and we are not rich by any means, but through Dom's advice and discussions, we have achieved our dreams.
