What is a Realtor and why should I use a Realtor to help me buy a house?

Despite the often generally used reference to all real estate agents as "Realtors", only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS are properly and legally allowed to be called REALTORS. We proudly display the REALTOR logo on business cards or other marketing and sales literature. In addition to the licensing requirements that each state places upon licensed real estate agents, REALTORS are bound by an additional strict Code of Ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate.

Many buyers see a property online, or drive around looking at for sale signs, then contact the individual listing agent of each property for more information and maybe to make an appointment to view. This is very time consuming, energy draining and completely unnecessary, because all you need is one Realtor, who has access to every available property for sale, via the Multiple Listing Service (MLS). The individual seller's agents cannot legally work on your behalf to get the best deal for you, the buyer .

When you work with one buyer's agent, your Realtor will take the time to get to know your specific personal requirements and then find all the available properties that match your criteria. A good agent will know which houses are not suitable for your criteria, saving you from viewing unsuitable homes. Realtors are trained to know a property's value and to assist with negotiations on your behalf, so that you won't pay too much. We will also ensure that all the various pieces of the puzzle are in place at the right time, handling all the legal paperwork, coordinating the optional home inspection, pest inspection, appraisal and survey, in addition to liaising with your mortgage company. A note about properties For Sale By Owner (FSBO)

A common misconception by buyers is that you will pay less for a FSBO, because there are no agent's commissions involved, which is almost always untrue. The reason that sellers sell "By Owner" is to save the commissions for themselves, not to pass on the commissions to you, the buyer. Very few people sell their houses for less than market value. Many times though, someone trying to sell their own house overvalues their home, because they often lack the knowledge and expertise to know what is really going on in the market and everyone is very attached to their home and has a tendency to overvalue it. Houses listed by Realtors are usually priced closer to the true market value. Also, it is usually much tougher to deal directly with a seller than it is to work through an experienced Realtor.

....A SIDE NOTE.....
By the way, as a side note, when a Realtor sells his or her own personal property, he or she almost always enlists the help of another Realtor, rather than trying to sell the property alone. Also, when a Realtor is looking to buy a property outside of his or her area, he or she almost always seeks the help of another Realtor who is experienced in that area. So if professionals who know the business very well seek the help of other professionals for their own sales or purchases, it certainly makes even more sense for someone who is not a Realtor to do the same!
